Our due-diligence team reviewed all the documents – basic title deeds, conversion orders, survey sketch, zoning and development guidelines, sanctioned plans, and development No Objection Certificates (NOCs).
A detailed site inspection was followed by review of various contracts and inventory at the site. A thorough review of Bill of Quantities helped Meraqi to suggest cost to complete, project schedule and cost break-up for the pending construction works.
Lease audit has been carried out for a prominent mixed-use development (hotel, shopping center and office enclave) in Bangalore.
Our audit identified several fundamental real estate management related deficiencies in terms of calculation of lettable area, list of active tenants, expired rent rolls, net rental due, calculation errors, utility variance and any revenue recoveries etc were traced.
